This week's stories share a common thread: the pressures pushing self-managing landlords toward the exit are mounting, while the compliance and tax environment grows more demanding. At the same time, market data offers some nuance — yields on flats are strengthening, and regional price trends are shifting. Staying informed and organised has rarely mattered more.

Tax, Finance & Sector Confidence

More than 275,000 landlords and sole traders who should already be enrolled in Making Tax Digital (MTD) have yet to sign up, according to NRLA analysis of HMRC figures. The second quarterly update deadline falls on 7 November — landlords who miss it risk penalties. Landlord Knowledge

Tax pressures are also shaping longer-term decisions. Sim Sekhon of LegalforLandlords warns that some landlords may raise rents while others leave the sector altogether in response to growing financial concerns. The Negotiator

Property118's Q3 2026 Landlord Sentiment survey puts numbers on that trend: nearly half (47.6%) of landlords with more than half their portfolio making a loss after all costs and tax plan to exit within three years. Even among landlords with no loss-making properties, nearly one in five (19.8%) plan to leave. Property118

Separately, a third of landlords say they want to sell up despite asking rents across large towns and cities having risen 6%. The gap between rising income and rising costs — particularly tax — appears to be driving decisions more than rental revenue alone. Landlord Today

Compliance & Safety

A landlord has been fined following a Health and Safety Executive investigation that found gas safety checks had not been carried out for a tenant over a period of eight years. Annual gas safety certificates are a legal requirement, and this case is a reminder that enforcement does happen — and the consequences are serious. The Negotiator

Looking ahead, Flood Performance Certificates (FPCs) are set to become a requirement for rental properties. FPCs will provide standardised information on flood risk and resilience — landlords should begin assessing how their properties might be affected before the requirement comes into force. Market Conditions & Yields

A decade of Land Registry and ONS data shows that rents for flats and maisonettes have grown faster than purchase prices in every region of England and Wales, expanding gross yields across the board. The North West recorded the strongest flat price growth of any region at 20.6%, while rent growth outpaced even that in yield terms. Landlords holding flats may find their position stronger than they expect. Landlord Today

Regional house price data shows stronger sales and price growth across the North, while affordability pressures continue to weigh on the South. Landlords considering acquisitions or disposals should factor in where momentum currently sits. The Negotiator

In the buy-to-let mortgage market, Foundation has cut selected rates by up to 0.10 percentage points, with its range starting at 4.99% at 75% LTV. Two- and five-year holiday let fixed rates have also been reduced. Modest cuts, but worth checking if a remortgage is due. Property118

The Human Side of Landlording

Property118's latest survey found that 35.8% of respondents with one to three properties have at some point chosen not to raise rents to help a tenant struggling with bills. As small landlords exit the sector, tenants who benefited from these informal arrangements may find less flexibility from larger portfolio landlords or institutional operators — something neither side may fully appreciate until it is gone. What to Do About It

  1. Check your MTD status immediately. If you have not yet enrolled in Making Tax Digital and your income qualifies, the 7 November quarterly update deadline is close. Log in to your HMRC account or speak to an accountant to avoid penalties.
  2. Audit your gas safety records. Confirm that every rental property has a valid, in-date gas safety certificate and that copies have been provided to tenants. Set calendar reminders for annual renewal dates.
  3. Review your yield position by property type. If you hold flats or maisonettes, the data suggests yields may have improved — run the numbers to understand your current return before making any sale or acquisition decisions.
  4. Monitor the Flood Performance Certificate consultation. No implementation date is confirmed yet, but it is worth identifying now whether any of your properties sit in flood-risk areas so you are not caught unprepared when FPCs become mandatory.
