How we publish — and what you can hold us to
Landlord guidance is legal and financial territory. Getting it wrong costs our readers real money, so these are the rules every page on this site is published under. Last updated 20 August 2026.
Sources
- Primary sources first. Regulatory claims are checked against gov.uk and legislation.gov.uk before publication. Commentary from law firms, Shelter, and the NRLA is used to interpret, never as the sole basis for a legal claim.
- Every regulatory page cites its sources — visibly, at the bottom of the page — and our free calculators state the legal basis of every rule they apply.
- No invented numbers. We do not publish statistics, review scores, user counts, or testimonials we cannot evidence. An empty claim is acceptable; a false one is not.
Review dates and updates
- Regulatory pages carry a “last reviewed” dateand a change log. The law this site covers is changing in phases through 2030 — a page without a review date would be a page you couldn't trust.
- When a rule changes, the affected guides and calculators are updated and their review dates refreshed. The Regulation Radar tracks the timeline itself.
How we use AI — honestly
- Regulus is a research assistant, not an authority. Regulus is our AI analyst persona. It compiles and drafts; it does not decide what is true. Everything regulatory is checked against primary sources by a human before it carries a claim.
- The weekly Landlord Briefingis compiled by Regulus from the week's coverage under strict rules: it may only summarise and link named source articles — it adds no facts of its own — and every issue is reviewed by the editor before or at publication. Byline: Compiled by Regulus · Editor: Paul McGough.
- Evergreen guides are researched, written and reviewed with the same source rules regardless of what tools assisted in drafting them.
Corrections

What this site is not
- Not legal advice. Our guides and tools are structured guidance to help you understand your obligations and deadlines. For contested or unusual situations, take professional advice — and our content will tell you so at exactly those points.
