What's at stake when a certificate expires
Penalty for renting without a valid EICR
Fine for missing gas safety certificate
No How to Rent guide makes a Section 21 unenforceable
Rent repayment order — up to 12 months' rent
Penalties are indicative. Actual enforcement varies. The template helps you avoid reaching this point.
How it works
20 minutes to complete visibility
Enter your properties
Add each property and the certificates you need to track. The template comes pre-loaded with two example properties so you can see how it works immediately.
Plug in expiry dates
Enter each certificate's expiry date once. Days remaining calculates automatically. Warnings apply: amber at 90 days, red at 30, black when expired.
Book renewals before they slip
Use the renewal notes column to log engineers and booked dates. Download a PDF compliance report any time you need it on file.
What's included
Every certificate type tracked
Six compliance areas, colour-coded expiry warnings, and a renewal notes column — across as many properties as you need.
Gas Safety (CP12)
Annual. Copy to tenants within 28 days of renewal. £6,000 fine if missing.
EICR
Every 5 years. £30,000 penalty for non-compliance. Must be given to new tenants before move-in.
EPC
Every 10 years. Minimum Band E required. Tracked with full expiry date.
Legionella Assessment
No fixed interval — risk-based. Findings must be documented even for low-risk properties.
Selective Licence
Required in designated areas (e.g. Liverpool L4). Tracked per property — renewal cannot lapse.
Fire & CO Alarms
Annual test recommended. CO alarm legally required in every room with a gas appliance.

- Completely free — no credit card, no sign-up fee
Honest note: This template works well for 2–5 properties. Once you're tracking 6 or more across multiple cert types, spreadsheet management becomes slow and error-prone. That's when HomeDash starts paying for itself — it does all of this automatically, with reminders.
"My gas certificate for one property had quietly expired. I only found out when I filled in this template. It was 47 days overdue — I had no idea."
