Two legal requirements every landlord must follow when selecting tenants
Right to Rent (Immigration Act 2014)
You must check that all adult occupants have the legal right to rent in England before the tenancy starts. Failure to carry out a valid check carries civil penalties of up to £3,000 per occupant for a first breach. This check must be completed before — not instead of — the referencing process in this pack.
Equality Act 2010
You must not discriminate against applicants based on protected characteristics including race, religion, sex, age, disability, pregnancy, or sexual orientation. All vetting decisions must be based on financial suitability and rental history only. Document your reasoning for accepting or rejecting applicants.
What a bad tenant actually costs you
Average cost of a defended eviction through the courts
Typical time to remove a non-paying tenant in England
Average rent arrears owed when eviction finally completes
Maximum deposit cap — property damage often exceeds this
Figures are indicative and based on reported averages. Actual costs vary by case and location.

Why landlords use this
Process beats gut feeling. Every time.
"I'd always trusted my gut. After a nightmare tenant who cost me £4,200 in arrears and damage, I now run every applicant through this process. I won't skip it again."
Portfolio landlord— 6 properties, Manchester
"The previous landlord questionnaire was the best part. Two questions in, the referee admitted the tenant had left in dispute. Saved me from making exactly the same mistake."
Buy-to-let landlord— Leeds
"I didn't realise I could be on the wrong side of the Equality Act just by how I worded rejection reasons. The guidance in this pack made me much more careful from the start."
First-time landlord— Birmingham
