Two legal requirements every landlord must follow when selecting tenants

Right to Rent (Immigration Act 2014)

You must check that all adult occupants have the legal right to rent in England before the tenancy starts. Failure to carry out a valid check carries civil penalties of up to £3,000 per occupant for a first breach. This check must be completed before — not instead of — the referencing process in this pack.

Equality Act 2010

You must not discriminate against applicants based on protected characteristics including race, religion, sex, age, disability, pregnancy, or sexual orientation.
